August 2022: Water in our garage!

When it rains in Arlington some of the water soaks into the ground, but the rest goes into the County storm sewers and eventually ends up in the River. To get there it goes through a series of pipes and sometimes pumps, but the key word is eventually. When it rains hard the system is overwhelmed and the storm water accumulates in the system to a much higher level than normal, sometimes even to street level. Since street level is several feet above the level of our RP2 floor, and since water seeks its own level with the help of gravity, some of the excess water flows into RP2, limited only by the size of the drain pipe. If the drain in fact occasionally performs the function of draining water out of RP2, it could be handled in several ways including reducing the effective pipe diameter. The drain could be temporarily capped to determine whether a drain is even needed. It seems to create more problems than it solves.

A check-valve could be installed and should eliminate this problem. Is this rocket science?
