Sold after the Amazon announcement(1)

I have an algorithm to calculate the market value of Eclipse units. See values for a lot more detail. Calculations are updated to track our market. So, stay tuned.

2016 - 52 sales / 2017 - 44 sales / 2018 - 44 sales / 2019 - 21 sales / 2020 ???

Solds in decending order: Most recent first.

Notes:

  1. All homes above were listed and sold after the Amazon HQ2 announcement.
  2. SP/AP is the selling-price to asking-price ratio.
  3. DOM Some days on the market are higher due an MLS aberration. For more info on the MLS days on the market glitch, click here.
  4. These sold prices have been adjusted for seller credits to buyer.
  5. The $431,101 price above was the result of a buyer facing competition from others who used an escalation addendum form to win. The unusual amount is notable because the form was obviously not filled out with round numbers. While this is the best way to win, about 90% of escalation addenda do use round numbers: One of those little-known details that matter. But don't tell!
  6. These units have a den.
